Sustainability is becoming a real estate value issue, but one practical question remains difficult: who pays for green real estate? Landlords may bear the upfront cost of retrofitting, certification and building upgrades, while tenants may enjoy lower utility costs, better workplace quality and stronger ESG reporting. Investors, lenders and regulators may also influence the equation through capital expectations, financing terms, disclosure requirements and transition-risk concerns.

This webinar examines green real estate from a valuation and stakeholder perspective. It focuses on how sustainability costs and benefits are shared, how green premiums and brown discounts may emerge, and how valuers can assess whether sustainability features are genuinely reflected in market evidence.

Participants will learn how to distinguish between general sustainability claims and evidence that is relevant to valuation. The session will show how to test whether green features are reflected in rent, tenant demand, operating expenses, capital expenditure, financing risk, yield, marketability or exit value.

Dr Josh Ng is a real estate professional, educator and author with broad experience across industry practice, curriculum design and adult learning. He is skilled in translating domain expertise into structured learning solutions, professional training and applied curriculum that support capability development, and is experienced in stakeholder engagement, programme design, facilitation, assessment and quality assurance across education and professional learning contexts.

He brings 17 years of experience in higher education, adult learning, professional training and curriculum delivery across Singapore’s universities, polytechnics and industry training institutions, with multidisciplinary expertise spanning real estate, facilities management, construction, business and finance — translating domain knowledge into applied learning, capability development and workforce-relevant training.
